Affine Residences

Affine Residences

This specific project was studied with the main focus on the design of a bioclimatic housing complex to meet the needs of modern families, with an emphasis on functionality, aesthetics, as well as solving accessibility problems for disabled people and people with disabilities, in combination with minimizing the energy footprint of the building as a whole, but also of each unit separately.

Within the plot (total area 492.44 sq.m.) two new single-family buildings are to be constructed, which will consist of a Basement, Ground Floor, First and Second Levels (Attic). A total of two properties are organized within the plot. The entrance to both properties is from the main entrance on Edessis Street.

In the early stages of the design, the main goal was to manage the face of the plot and the urban landscape environment. At the same time, however, there was also a need to design the buildings in a way that could form a height scale in relation to the neighboring buildings. Also, another element that was a key tool of the composition is the management of natural lighting and ventilation of the buildings. The exploitation of natural lighting and ventilation through orientation was also one of the main characteristics of the configuration of the facades and volumes of the buildings in this study.

In addition, another element that has been a key tool in the positioning and sizes of buildings in relation to the plot and the urban fabric of the Municipality of Glyfada is the preservation of the elevation scale and urban elevation of the wider area of the city (skyline).

Ultimately, these goals led to the design of parking and storage areas in the basements, which will be dedicated to parking and maneuvering vehicles. The car ramps and the remaining uncovered area will be dedicated to planting the plot, in order to meet the green requirements. The need to preserve the skyline of the Municipality of Glyfada and the need for the aesthetic upgrade of the area led to the design of two new detached houses, with a basement, ground floor, first level (Internal balcony that counts towards the Building Factor) and second level (Attic), as shown in the Architectural Study plans, in the design of special architectural elements and projections on the body of each building, which have a width greater than δ/4 in several places, as defined in the provisions of Law 4067/2012 (ΝΟΚ).

Finally, none of the elements and goals set are compatible with the degradation of the functionality, aesthetics and the lowest possible energy footprint of each building, as well as with resolving the accessibility of each building by disabled people, people with disabilities and more generally by all social and age groups.
